Expert Answers from a Local Chico, CA Realtor

Have questions about buying or selling a home, land, or farm in Chico, CA or the surrounding area including Butte, Glenn, or Tehama Counties? You’re in the right place. As a local real estate expert, I’ve answered the most common questions home buyers and sellers ask so you can feel confident in your next move. From first-time home buying to short sales and market trends, you’ll find straightforward answers right here.

Where do I start if I want to buy my first home?

Begin by connecting with a local Realtor who can guide you through the process and help you get pre-approved. I’ll walk you through every step and connect you with trusted lenders right here in Chico.

2

How much money do I need for a down payment?

Some programs allow as little as 3% down, and others — like USDA and VA loans — may offer zero down. I'll connect you with a local lender based on your financial situation to help you see which loan program is the best fit for your goals.

3

What’s the difference between pre-qualified and pre-approved?

Pre-qualification gives you a rough estimate of what you can afford. Pre-approval verifies your financial information and makes your offer much stronger when you’re ready to buy.

4

Are there first-time buyer programs in Chico or Butte County?

Yes! There are several local and state options, including down payment assistance and closing cost help. These programs change often, contact me to see which ones you currently qualify for.

5

What costs should I expect besides the down payment?

You’ll have closing costs, inspection fees, and appraisal costs at minimum. I’ll help you estimate these upfront so you can plan confidently and avoid surprises.

6

How long does it take to buy a home?

Once your offer is accepted, most home purchases close within 30–45 days. The biggest factor is finding the right home in your price range, and working with an experienced realtor to strategize an offer that will appeal to the sellers, increasing your chance of acceptance!

7

I’m nervous about buying my first home — what if I make a mistake?

First Time Homebuyers FAQ

Short Sales

Short Sales FAQ

What is a short sale?

A short sale happens when a homeowner sells their property for less than what’s owed on the mortgage, with lender approval. It’s often a way to avoid foreclosure and limit credit damage. Local Chico homeowners turn to short sales when facing financial hardship.

2

Can I stay in my home during a short sale?

Yes. Most homeowners can remain in their property while the short sale is processed, up until closing. The process typically takes several weeks to a few months depending on the lender’s response time.

3

Will I still owe money after a short sale in California?

Usually not. California law protects many homeowners from additional debt after a short sale, but every lender and loan type is different. Always confirm that the lender releases you from the remaining balance before closing.

4

Do I need a lawyer for a short sale?

Not always, but it can be helpful if you have more than one mortgage or liens. Most homeowners rely on an experienced real estate agent who understands the short sale process and local lender requirements in Butte County.

5

Can I buy another home after a short sale?

Yes. Most buyers can qualify for a new mortgage within 2–4 years, depending on their loan type and credit recovery. With planning, many Chico-area sellers find they can purchase again sooner than expected.

6

How long does a short sale take?

Typically 2–6 months from listing to closing. Working with a Realtor who has experience handling short sales in Chico can help streamline the process and improve communication with your lender.

7

What’s the first step if I’m considering a short sale?

Start with a confidential consultation. We’ll review your situation, discuss your lender’s options, and help determine whether a short sale is right for you. The earlier you start, the more options you’ll have.

Buying Vacant Land

Buying Vacant Land

Is buying vacant land a good idea for me?

It can be, but it really depends on your goals. Some buyers want to build right away, others are planning for the future, and some are investing long-term. Vacant land offers flexibility, but it also comes with extra considerations that don’t exist when buying a home. I help buyers talk through their plans first, then evaluate whether land makes sense for them.

2

Is buying land different from buying a house?

Yes, and this is where good guidance really matters. With land, you’re not just buying a parcel, you’re buying potential. That means we need to look at zoning, access, utilities, and local regulations to understand what’s actually possible before you move forward.

3

Can I build on any vacant land I buy?

Not always. Some parcels are buildable, others are not, and some require additional approvals or improvements before building is allowed. Factors like zoning, road access, water availability, septic approval, and fire requirements all come into play. My job is to help you understand those details before you commit.

4

How do I know if land is buildable?

We start by asking the right questions and verifying the details:

  • What is the zoning and allowed use?

  • Is there legal and practical access to the property?

  • How will water, sewer, or septic be handled?

  • Are utilities nearby or already in place?

  • Are there environmental or flood zone considerations?

I walk buyers through this step by step so nothing important gets overlooked.

5

What does zoning mean, and why does it matter?

Zoning determines how land can be used, whether that’s residential, agricultural, or something else, and it also affects building size, setbacks, and future development options. In Chico and Butte County, zoning rules can vary widely, so it’s important to understand what they allow and what they restrict.

6

Is financing available for vacant land?

Yes, but land loans are different from traditional home loans, and harder to find. Many lenders require higher down payments and shorter loan terms. Some buyers choose to pay cash or explore construction loans if building is part of the plan. I’m happy to connect buyers with local lenders who understand land purchases.

7

Are utilities usually included with vacant land?

Often, they’re not. Vacant land may not have water, sewer, electricity, or gas already connected. Understanding what’s available, and what it costs to bring utilities to the property, is a key part of the due diligence process.

8

What is a perc test, and will I need one?

If the property isn’t connected to city sewer, a perc (percolation) test is typically required to confirm the soil can support a septic system. This is an important step for anyone planning to build and something I help buyers factor into their timeline and budget.

9

How long does it take to buy vacant land?

Since most vacant land purchases are done with cash, they can close pretty quickly, as soon as 10-14 days sometimes. If financing is involved, or the property is more complicated, however, this can take much longer.

10

What should I consider when buying rural land in Butte County?

Rural properties can be wonderful, but they come with unique considerations such as:

  • Road access and maintenance

  • Fire safety and defensible space requirements

  • Water source and reliability

  • Easements and property boundaries

  • Long-term usability and resale potential

  • Soil Quality/Composition if you are wanting to grow or graze

Local experience really matters here. As a former farmer, I know what matters most.

11

Is vacant land a good investment?

It can be, especially in areas with long-term growth potential. Land is typically a longer-term play and doesn’t produce immediate income, so it’s important to choose carefully based on location, zoning, and future plans.

12

Do I really need a Realtor to buy land?

You don’t have to, but having a knowledgeable, local advocate can save you time, money, and stress. My role is to help you understand the land, meet regional legal requirements, ask the right questions, and feel confident in your decision.

13

Can you help me find vacant land in Chico or Butte County?

Yes. I work with buyers looking for everything from in-town lots to rural acreage throughout Chico, Paradise, and the greater Butte/Glenn/Tehama County area. Whether you’re ready to build now or just exploring your options, I’m always happy to have a conversation.

Whether you are looking to buy or sell your home, land, or farm, I'm here to help. Contact Me today for a no-pressure conversation to discuss your real estate goals.
